Homebuyers in general believe that because they are purchasing a newly constructed home they don’t need the services of a professional home inspection company. Everything is new. City inspectors have already assessed the construction, right?

What Can Be Wrong with a New Home?


Don’t let the smell of fresh paint and the feel of new carpet fool you. The potential for problems with a new home is very real.

One of the most frequent errors committed by builders is in the electrical panel box. Typically a new home is electrically wired and the circuit breakers installed in the panel box, BEFORE the appliances arrive. This leaves the electrician guessing as to what size circuit breakers to install for each of the appliances that are on their way. An over-sized circuit breaker represents a fire hazard because it may not trip when it needs to. This is just one example of why it pays to have an extra set of eyes following your builder around.


From The Ground Up -- Phase Inspections

Many new homebuyers elect to have their newly-constructed home inspected as the home is being built.  Typically this encompasses inspecting the construction process in "Phases". Choosing to have a Phase Inspection will result in a more complete inspection, which will eliminate many concerns about the underlying structure of the home. In Phase 1, an inspection is performed just before the foundation is poured, ensuring footing depths and foundation components have been handled according to standards.  Phase 2 is performed just before the sheetrock is installed, and the home inspector will verify all framing components and rough in's have been installed properly, and fire blocking is present where needed. Then of course, the Phase 3 inspection is the final home inspection that is performed so the home is ready to be occupied.
